Tenants demand high quality amenities and the comforts of home within their offices. There is less of a need for a “corner” office for one leader and more of a need for a variety of places for employees to conduct business throughout the day. For example, small collaborative meetings may be held in a comfortable open lounge area using a laptop, while larger meetings will require a conference room with high-definition televisions and virtual conference capabilities. So, while many tenants in Class B space may choose to remain in their current offices, they will likely want to upgrade the space at their next available opportunity. Tenants choosing to lease or remain in Class A spaces are willing to pay for the quality amenities that are offered to retain and/or attract new talent.
