KDS Commercial Properties announces fourth quarter 2021 transactions

KDS Commercial Properties, LLC, a Greenville-based commercial real estate firm, announces transactions for the fourth quarter of 2021. KDS has been offering brokerage, development, and investment services in the Upstate of South Carolina since 2001.

Fourth-quarter 2021 transactions include:

Brad Doyle, Senior Advisor & Office Specialist of KDS Commercial Properties, represented the landlord in leasing Unit B in 1107 NE Main Street in Simpsonville. The Tenant, Bill Hutto of Allstate, will be relocating his office from Verdin Road to accommodate this growing business.

Gary Kirby, Advisor & Industrial Specialist of KDS Commercial Properties, represented the seller in the sale of two commercial retail buildings totaling 8,670 square feet located at the end of N. Main St. at Rutherford Rd. in Greenville. The buyer is redeveloping 731 and 735 Rutherford Road into a brewery and taproom, which was previously the Parkersway Foods Grocery and Hardwick Printing.

Larry Webb, Senior Advisor of KDS Commercial Properties, facilitated the sale of three industrial investment properties at 1360, 1370 and 1400 Shiloh Church Road in Piedmont representing 140,000 combined square feet.

Mark Ratchford, Managing Partner of KDS Commercial Properties, represented the seller in the sale of two multi-tenant retail buildings container +/- 3,500 square feet located at 113-115 S. Main St. in Fountain Inn. The buyer was a local investment group.

Mark Masaschi, Senior Partner of KDS Commercial Properties and Gary Kirby, Advisor & Industrial Specialist of KDS Commercial Properties, represented the owner in the ground lease of the former Citgo gas station owned by Piedmont Petroleum located at 2608 Woodruff Rd in the heart of Five Forks in Simpsonville. Fifth Third Bank is constructing a new branch on the site to serve the Five Forks and Greater Greenville area.

Gary Kirby, Advisor & Industrial Specialist of KDS Commercial Properties, represented the landlord in leasing 3,491 square feet of suburban flex office located at 2845 Wade Hampton Blvd in Greenville to the Academy of the Arts and Costume Rentals.

Brad Doyle, Senior Advisor & Office Specialist of KDS Commercial Properties, represented the tenant, Blue Ridge Specialty, LLC in the leasing of 3,455 square feet office space in downtown Greenville at 601 E McBee Avenue.

Gary Kirby, Advisor & Industrial Specialist of KDS Commercial Properties, represented the tenant, Service Dogs For Veterans in the relocation of its headquarters and training center. The new training center at 109 Woodruff Industrial Lane in Greenville features 8,100 square feet of space. Service Dogs for Veterans’ mission is to pair and train rescued dogs with veterans seeking a trained ADA-compliant service dog.

Brad Doyle, Senior Advisor & Office Specialist of KDS Commercial Properties, represented seller, Dr. Jeff Summers in the sale of his former building at 4501 Old Spartanburg Rd in Taylors. It was purchased by Gather Hands Enterprises, LLC where it will be home to Grove Counseling, LLC. Owners Ron and Laura Shepard plan extensive renovations to prepare the building for the mental health practice in the Spring of 2022.

Brad Doyle, Senior Advisor & Office Specialist of KDS Commercial Properties, represented purchaser, 151 Tandem, LLC, in the purchase of the former Carolina Heating Service, Inc., at 1326 Piedmont Hwy in Piedmont, SC. The 13,500 square feet flex building was purchased to accommodate the growth of GenX Security Solutions who will be relocating to this space in the Summer of 2022.

Mark Ratchford, Managing Partner of KDS Commercial Properties, and Brad Doyle, Senior Advisor & Office Specialist of KDS Commercial Properties, represented the seller of Pendleton West, located at 607 Pendleton Street in the West End of Greenville. This Class-A multi-tenant office building in the West End was sold for $2,475,000 to an investment group based in Charlotte.

Brad Doyle, Senior Advisor & Office Specialist of KDS Commercial Properties, and Mark Ratchford, Managing Partner of KDS Commercial Properties, represented the seller of the vacant, 0.53 acre, pre-engineered commercial land site, which is part of Pendleton West, on the corner of Mallard Street and Pendleton Street in the West End of Greenville. The sales price was $1,300,000 and was sold to an investment group based in Charlotte, who has plans for a mixed-use development to complement the group’s development already underway on the adjacent corner fronting Pendleton Street.
