Joan Herlong sets Upstate record with $8.9 million sale

Joan Herlong, one of the region’s most recognized and experienced Realtors, has added another amazing accomplishment to her career with a record-breaking sale of $8,999,861 for an estate in Simpsonville.

The CEO and founder of Joan Herlong & Associates Sotheby’s International Realty, Herlong represented and marketed this unrivaled estate for almost two years. Located on 38 spectacular acres, it includes a pool, Bahamian-inspired pool house, a vineyard, a greenhouse, a tree house, a barn/office, a two-acre pond, a guest apartment, a home theater, a home gym, an enormous walk-in wine cellar, and more than 12,000 finished square feet of space. The sale is the largest single-family residential in the Upstate market’s history.

“This is not just a signature sale for our company and Sotheby’s International Realty -- it is also an unprecedented, record-sale for the Upstate,” Herlong said. “All of our listings are unique, but Belle Terre is truly a legacy property. This is a milestone in many ways.”

The “681” in the list price is part of her company’s signature “Zip Code Pricing policy.”

“Belle Terre is in Simpsonville, with a 29681 zip code,” said Herlong. “Since location is THE most important aspect of any home’s appeal, our pricing itself emphasizes and promotes location. Our pricing is actually a facet of our marketing because every aspect matters, especially price.” Does it work?

“Yes. Our sales results speak for themselves,” said Herlong.

An alumna of the University of Virginia, Herlong worked for CNN and in advertising before starting her real estate career in 1993 – always full time. Herlong ranked as the Number One Realtor in Sales Volume in the Greater Greenville Area for the decade 2010-2019, and for the past ten years to date (source MLS Sales Volume).

After years as a top agent for a national brand, she started her own boutique agency in 2011. In 2017, she was invited into the Sotheby’s International Realty network.

“In real estate, I instinctively offer my clients the same level of service that I’d expect for myself. I always put my clients’ interests first. I’m not just a salesperson,” she said. “I’m their advocate, their local resource before, during, AND after the sale. This is about an on-going relationship, not a transaction.”

A community leader, Herlong and her leadership team have created a powerhouse real estate company since joining Sotheby’s International Realty. The company has tripled in size in the number of agents and production value while adding a second office in Clemson in 2021.

“My name is on the sign, but I cannot do this alone,” Herlong said. “Our leadership team, our support team, and our Associates work together in a seamless fashion to provide exceptional client service and results.”
