Collett Industrial announces September groundbreaking for Willimon Business Park in Greenville

Colliers industrial team to facilitate marketing and leasing of the two-building park near SC Technology and Aviation Center (SCTAC)

As demand for manufacturing and distribution space continues to rise in the Greenville-Spartanburg area, Charlotte-based developer Collett Industrial has announced they will begin construction this month on two speculative industrial buildings encompassing ±519,500 square feet (expandable to ±814,300 square feet) on the Highway 25 corridor in Greenville. Building materials have been secured to ensure a mid-2022 delivery date for both facilities.

The buildings, which feature Class A industry specifications such as 32-foot and 36-foot clear heights and rear-load and cross-dock orientation, will deliver much-needed industrial space to fuel the demands of recent record-breaking absorption trends in the Upstate.

“Our team is confident that the location and delivery timing of Willimon Business Park will contribute greatly to its success and bring valuable economic benefits to the Greenville area,” said Collett Industrial Partner Teddy Hull. “The Park is designed to accommodate multiple building and expansion scenarios which provide maximum flexibility for potential tenants. Occupants will also enjoy proximity to the amenities and quality of life of downtown Greenville while remaining in an established corporate industrial area with access to the state’s transportation system via I-185 and Highway 25. We are excited to hit the ground running on this project and partner with Colliers and the GADC to bring the park to full occupancy.”

Both Building A (±224,640 square feet rear-loaded) and Building B (±294,840 cross-docked expandable to ±589,680 square feet) are available for pre-leasing with tenant occupancy in mid-2022.

Colliers experts John Montgomery, Garrett Scott and Brockton Hall, who together make up one of the top industrial development and leasing teams in the Upstate of South Carolina, will use their expertise and knowledge of this market to find the right user for each space.

The Park is located adjacent to the SC Technology and Aviation Center (formerly Donaldson Center), which is home to major industrial users including Michelin, GE, Lockheed Martin, 3M and Magna. Distribution, supply chain and logistics users will benefit from the short drive to I-185 (±2 miles), the Inland Port in Greer (±20 miles) and GSP International Airport (±16 miles).

“Willimon Business Park will greatly enhance Greenville’s portfolio of industrial offerings for large economic projects and companies looking for a place to relocate or expand in our market,” said GADC President and CEO Mark Farris. ”Demand for high-quality industrial space is higher than ever and Collett’s delivery of these assets will greatly enhance our competitive advantage in attracting new investment and jobs to the area.”
